House Rules

I have VERY easy check-out instructions -- pick up trash, and load the dishwasher (you don't even need to run it)! And lock the door. You do NOT need to strip beds or start the laundry (common requests in most short term rentals).

But here are the things I AM strict about:

* All bookings require a photo of a government-issued ID be sent to the host via the platform messaging. The ID must belong to the person booking. The platform does not allow 3rd-party bookings (making a reservation for someone else). If ID is not received 48 hours prior to the start of the stay, the reservation will be canceled.

* Insurance requires that the first and last names of each guest staying overnight, as well as their age, sent to the host (this is for emergency services purposes). If they have an Airbnb profile, you can add that as a guest on your booking, to make it easier.

* The City of Tempe has restrictions on rentals that prohibits parties and events. Breaking this rule could cost me my license. $300 fine per event for breaking this rule.

* Smoking inside property: $500 fee (actual charge for professional smoke remediation).

* Unauthorized Extra overnight guests: $50 per person, per night.

* Unauthorized animals: $50 per animal, per night. Service Animals are welcome, but must not be left in the property alone. They must accompany their owner at all times. ESAs are NOT allowed. There is a $250 fine for misrepresenting a Service Animal in this area as well.

* If the cleaners have to clean up any bio-hazard (blood, vomit, urine, feces, etc), there is a $250 fee! I value my cleaning team and their health & safety.

* Failing to clean BBQ grill: $25

* Missing remotes: $20 each

* Altering / unplugging entertainment items or other electronics, resulting in them not working for next guest: $60 fee for cable company to redo setup.
* Early check-in or Late checkout: $25 per hour ($10 per hour if set up ahead of time, depends on availability)

There are NO refunds if you break the rules and are removed from the property for doing so. You are also not allowed to leave a negative review, if your reservation is canceled for rule violation.

The space
Fully stocked for your comfort. Both bedrooms plus the living room all have smart TVs that allow you to access your favorite streaming apps, or watch TV on the provided cable service. Pool towels, backup linens and extra pillows are accessible to guests. If I missed anything, let me know!
Guest access
The entire property is for use by guests only.
Additional notes
Not suitable for small animals, as there is a wrought iron gate on the front patio that could allow pets to escape in between the slats.
Guest interaction
I live nearby and have lived in metro Phoenix for most of my life, so I am happy to respond to requests for restaurant or entertainment recommendations, or to address any issues or concerns.
Neighborhood overview
This is a very centrally-located neighborhood, located between 2 huge shopping and entertainment areas (both 2 about miles away). Also located about a mile from 2 major freeways. There is a historic Mexican restaurant across the street, as well as a convenience store and burrito place. There is an LDS church behind the complex. You won't be disappointed in the easy accessibility to so many parts of the Valley of the Sun.
Getting around
There is a bus stop on the same side of the street (University), just a 4 minute walk from the unit. If you have a car, there are 2 freeways very close by (the 202 Red Mountain Fwy & the Loop 101) that connect you to the whole Valley.
