House Rules

I have very easy check-out instructions -- pick up trash off the floor, and load the dishwasher (you don't even need to run it). And you do NOT need to strip beds, or start the laundry (common requests in most short term rentals).

But here are the things I AM strict about:

* All bookings require a copy of a government-issued ID be sent, of the person booking, who must be staying in the property (no 3rd-party bookings are allowed, per Airbnb rules).

* Smoking inside property: $500+ fee (whatever is the actual charge for smoke remediation).

* Unauthorized overnight guests: $50 per person, per night; and extra guests are cause for immediate, non-refundable cancellation of your reservation.

* Unauthorized animals: $50 per animal, per night, and grounds for immediate removal without refund. ESA's are NOT allowed. Service Animals are welcome, and must not be left alone in the property. They must accompany their owner at all times.

* The City of Phoenix has restrictions on rentals that prohibits parties and events. Violating this rule could cost me my license. $300 fine per event for breaking this rule.

* If we have to clean up any bio-hazard (blood, vomit, urine, feces, etc), then there is a $250 fee!! I value my cleaning team and their health & safety.

* Failing to clean BBQ grill: $25

* Late checkout: $25 per hour (no charge if set up ahead of time, which depends on availability)

* Altering / unplugging entertainment items or other electronics, resulting in them not working for next guest: $60 fee for the cable company to redo the setup.

* Missing remotes: $20 each

* Minimum age to book is 25.

There are NO refunds if you break the rules and are removed from the property for doing so. You are also not allowed to leave a negative review, if your reservation is canceled for rule violation.

The space
Easy accessibility... no internal steps! There is a dining room table that seats 6, and a pub table in the breakfast room that seats 4 (plus 4 barstools at the adjacent bar). The kitchen is well-stocked with basics like spices for cooking, plenty of plates and cookware, a slow cooker, rice cooker, electric tea kettle, coffee maker, Keurig machine, wok, measuring spoons, and more.

** Please note that the pool is not heated. I do have a solar cover, which extends the swim season by about a month on either end. So the pool is usable from approximately Easter to Halloween, depending on the weather. **
Guest access
There are 2 small closets and 2 cabinets that are locked off and not accessible to guests. I live in the home part-time, so if you see things that don't look like guest items (such as clothes, etc), please don't touch them. I have VERY few personal items at the home, however, so you probably won't run across anything.
Guest interaction
My property manager and I live nearby and are both available for questions and recommendations any time you need.
Neighborhood overview
This is a quiet neighborhood with a small-town feel, that also has big city amenities. Only 15 minutes from the 5th largest airport in the country (PHX) but only a 5-minute walk to a quiet lake and park, where you can watch the lake-view sunset, or have a picnic at one of the ramadas. Only 2.5 miles from a beautiful golf course, and a city park with a playground, water park, soccer fields, dog park, a seasonal splash pad & water park, and more. There are numerous restaurants and shops in the neighborhood as well.
Getting around
There is a bus system, but a car is recommended, as Phoenix is very spread out, and the public transportation is, too.
